Another thing that is good about tiling is you can actually be creative about it. You can use different tile sizes to create more complex patterns without them being too over the top.

Types of Lighting for Modern Homes of Las Vegas

Shapiro & Sher Group 1215 S Fort Apache Rd #210 Las Vegas, NV 89117 United States Aside from the structure and design of a modern home, another factor that adds elegance to the home’s overall design is the lighting. It could help in setting the overall mood of a certain room. Here are the types of lightning that would perfectly fit the modern homes of Las Vegas:

Recessed Lighting Recessed Lighting Recessed lights are light fixtures installed into the hollowed parts or holes of a ceiling. Recessed lights focus on a vertical, downward direction. Traditionally, this type of lighting is used in kitchens, but it has now made its way to modern home interior design. This type of lighting requires a lot of preparations unlike other types of lighting.

Pendant lighting Pendant Liighting These are hanging, decorative light fixtures. However, they are not big enough to be considered as chandeliers. Pendant lighting matches the minimalist nature of a modern home. It provides accent to a certain room. Pendant fixtures can usually support any types of bulb. Therefore, you can customize the brightness or color of light that you want according to the mood of the room.

Chandeliers Decorative lighting Chandeliers are also decorative lighting. This type of lighting is typically used in the larger parts of the house such as the living room. They fit perfectly in high ceiling areas. They can also be found adjacent to the staircase. Chandeliers, just like other decorative lighting, are always the focal point of the room.

Indirect lighting Indirect Lighting Indirect lighting is a type of lighting where the light is radiated by another source and not emitted by the direct source of light. Indirect lighting could be in a form of hanging fixtures where the light fixture is covered and the light reflects on the ceiling. It could also be in a form of a molding or cast that allows the light to reflect over the ceilings or walls. Indirect lighting does not stand alone and must always be paired with direct lighting, particularly on the workspaces around the house.

Lighting is one of the most astonishing features of a house, so might as well thoroughly plan about which type of lighting to use in setting the vibe that you want for your home. How to Make a Minimalist Interior?

a modern home in las vegas

Are you thinking about simplifying the interiors of your home? Here is an easy step by step procedure in making a minimalist interior:

  1. Opt for a combination of subtle and subdued colors.

White and the other subtle colors are commonly used in painting the walls of modern homes of Las Vegas. However, strong and subdued colors can accentuate the house. A splash of red, yellow and some earth colors like green, blue and brown are some of the eye-catching colors that can give a dash of energy into the house but do not over-use them.

  1. Choose bespoke and unique furniture with linear and geometrical shapes.

The key identifying trait of a minimalist interior is the linear and geometrical shapes. Upholstered sofas and couches typically have exposed legs. Use simple chairs and beds, with no additional decorations and ornaments. Square-edged designs of tables and cabinets with neutral tones are also good choices. Bespoke furniture usually helps you achieve a bare, unique and structural look of the modern home interior.

  1. Keep the floors, walls and windows simple.

The floors, walls and windows should be free from any unnecessary things. Some people put excessive objects on these parts of the house which make them look cluttered. It is okay to include carpets, but opt for white, gray or black ones. The home will have a more minimalist look by keeping these parts plain, clean and simple.

  1. Put minimal designs and decorations.

You can put some curtains or blinds with simple or one-color designs to decorate the windows. Then, you can hang some nice pieces of artwork, paintings and framed portraits on the wall. A few pieces of simple yet beautiful decorations like small lamps and vases can still be a good addition to your minimalist home. In a minimalist home, it’s vital that everything has a designated place. If you have books, collections and other important possessions, you can store them in the cabinets, drawers and shelves to make the interior look more spacious. Again, less design is more. Retain and display only the essential things and put the others where you can find them easily so that they will be available when needed.

Living in a home with a serene ambiance helps you relax. If you want to have your own minimalist home, contact Shapiro and Sher Group right away. They offer a wide range of modern homes of Las Vegas. Call them at 702-315-0223 for more details.

Things to Consider in Choosing your Modern Home in Las Vegas

a modern home in las vegas

Here are some of the things that you should consider before deciding which among the Modern homes of Las Vegas to acquire:

  1. Materials used

There is a big difference between the materials used for low-cost and high-cost homes. Low-cost homes may use lower quality materials, vinyl flooring and plastic laminated counters. On the other hand high-cost homes usually have more durable materials such as tile and wood for flooring, granite and slate for kitchen. The home’s finishes and materials should always compensate its price range.

  1. Neighborhood

You need to consider your safety in choosing a residence. Check if the community where the property that you will purchase is located is guard-gated or if it has strict security personnel. This can help you stay away from intruders and unwanted incidents.

  1. Local amenities

You can use research about the establishments, schools, church, shopping malls, recreational areas, workplaces, etc. near the community. If you are fond of golf or swimming, consider a home that is located in a golf community or consider a waterfront modern home.

  1. Home Size and Floor Plan

Consider the number of people who will live with you in the house. Buying a home with 4 bedrooms and 4 bathrooms when you live alone is impractical. Think about on how the space will be used and whether it will fit your lifestyle.

  1. Crime rates and statistics

You can learn more about the safety of the community by searching its crime rates and statistics. Stop by the local police stations and they will be happy to discuss any concern about the area. Also, consider the future development of a particular location as you narrow down your choices.

  1. Documents

Secure all the documents in connection with house purchase. Double check if the title of the house is authentic and buy from a trusted and experienced real estate agent to avoid being scammed.

Consider all these things before buying a modern home to have no regrets later on. Contact Shapiro & Sher Group at 702.315.0223 for assistance in buying a modern home in Las Vegas. You can also check our website here

Homespiration: A concrete modern house with $0 electric bill

Shapiro and Sher Group

The idea of a modern home is to maximize space, protect the environment and save energy. Damon Gray, an architect who spent 10 years of his life building houses, managed to design and build a modern house with $0 electricity bill.

Let us find out what his house has in store for us.

  • 4 bedrooms
  • 4 bathrooms
  • 3,000 sq. ft.
  • Solar-powered
  • Concrete walls
  • Rainwater collection

Insulation

This is the first thing that Gray has to deal with. The cost of heating alone would cost him $200 a month. To avoid paying $200 a month, he doubled the wall insulation for $4000. All the windows in the house are “triple glazed”, which increased the insulation and minimized the noise level from outside. His overall insulation system provided his home with constant temperature and humidity (in all parts of the house).

Solar Panels

Gray has installed several solar panels in this home. The total cost of solar panels is around the $40,000. He said it is worth the price because his electricity bill dropped to “$0”. He chose the solar panels that complement the color of the house.

Appliances and Lighting

All the appliances in this house are not power-hungry, they use less energy and do not contribute to pollution. The lights in the house are all LED (known for its efficiency).

Parts of the house

Gray wanted a “clean-looking house” – spacious yet easy to clean. The kitchen features a martini-green silestone quartz countertop, a couple of white appliances, and numerous white cabinets to match the motif. The guest bedroom and the living room have simple but elegant interiors. Gray only included furniture and appliances that he deemed necessary to maintain the touch of modernity in the home.

Typical Exterior Elements of Modern Homes of Las Vegas

Shapiro & Sher Group
1215 S Fort Apache Rd #210
Las Vegas, NV 89117
United States

Modern homes of Las Vegas are on the rise in the real estate market. These high class homes match the lifestyle that most people live in Las Vegas. Many people wonder about the elements that set modern homes apart from traditionally designed houses. Here are the basic elements that you can easily notice on the exterior of a modern home:

Flat/slightly-angled roof

 roof

Modern homes stand out because of their geometric angular appearance. This appearance is usually emphasized by some flat or slightly angled roof. It is an architectural detail that is common to modern homes. Flat roofing had a bad reputation in the past because it does not go well with weathering. Nowadays, they are part of the staple elements of modern homes. The architects of this generation managed to pursue the aesthetic advantage of flat roofing using advanced insulation systems.

Roof overhang

roof overhang

Roof overhang is simply an extension of the roof over the side wall. The roof overhang of modern homes usually is usually extended longer for a modern touch. Sometimes it becomes a shed for the patios. A practical advantage of using a roof overhang is that it keeps the raindrops drip away from the side walls of the home.

Corner windows

 corner windows

A corner window is one of the most stunning features of a modern home. It gives the homeowner a privilege to overlook the beautiful sceneries in the neighborhood or outside their home. It also provides natural lighting inside the house for a cozy vibe.

Smooth exterior finish

 smooth exterior finish

Whether it is stone, brick, stucco or wood, modern homes are usually smoothly finished. They define the sophisticated and minimalistic design that modern homes are known for.

Minimal decoration or none at all

One thing that cannot be taken away from minimalism is simplicity. This is the reason why modern homes do not have big ornaments for accent. The simplicity of the home speaks for itself.

The traditional and contemporary concepts are mixed to produce a relaxing, refined and fascinating home interior. Their details (old and new) include natural and exotic patterns, delicately curved lines, striking accents and ethnic fabric prints. Floral wallpaper and nature-inspired ornament patterns are perfect for eco-friendly interior homes. Furthermore, the mixture of modern and retro style interior may also be enhanced using black and white geometrical patterns, chalk drawings and handwritten words placed on the walls.

Furniture and Other Materials

style

The modern interior design trends for 2015 are mostly influenced by various materials such as wood, stone, glass and metal.  The reclaimed rustic wood, natural light wood, colorful-stained wood and other exotic types of wood are in style for 2015. The modern types of decorative accessories, furniture and fixtures are usually made from the combination of wood, glass and metal. The structure and foundation of the modern lighting fixtures, sofas, tables, chairs and beds are made of metals. Gold, bronze and stones like granite and marble add a sense of elegance to the interior. As the most luxurious stone used in interior designs, white marble describes one of the most stunning and sophisticated interior material trends for 2015.
A home turns to look modern and eco-friendly at the same time when the natural and exotic designs, elements, and patterns are combined with the unique pieces of furniture with natural shapes and surfaces. Some modern furniture such as bed headboard and tables are incorporated with spaces for plants. Room dividers with lattice style, indoor water features and green walls with large glass windows also provide additional eco-friendly ambiance. Leather is popularly used for modern furniture upholstery. Washed linens are ideal for bed covers, blankets, lampshades and sofas.
Colors

Natural color schemes with eye-catching accents are ideal for modern interior designs. The soft pastels and natural colors of rooms with hints of black, gray and creamy white color shades recreate classic ideas for contemporary interior designs. Another option is the fusion of cold shades of brown with a touch of granite gray and leafy green. Additionally, light and deep purple, rich blue and pink, mustard yellow and mauve are some of the modern color combination trends that bring out striking contrasts in interior designs for 2015.

Modern Homes Designs

Investors and homeworkers alike are renovating or investing in Modern Home Designs. Their goal is to increase the working space, cut-down the cost of utilities or to increase the resale value. Modern house designs are an art by themselves. It is a masterpiece carefully designed by the homeowner or the architect. In the world of Modern Homes “less is more and simplicity is the king.”

Listed below are some guidelines in modern house design.

  • Space – space is the number one feature of a modern house. The house needs to have a lot of working space. The living room should only consist of chairs, sofas and few appliances. If there is a home office, only include those that are needed for work like a modern office desk. Those un-needed things should be stored away for future use.

contemporary table

  • Color Scheme – color is a powerful feature in modern homes. The idea is to use natural colors. Simple colors include: white, gray, brown, beige, blue, black and green. Colors can set the mood and emotions for a room. It can also create illusions. Below is a short list of colors and their effect.
Colors Effect Recommended Place
White Gives an illusion of more space, cleanliness and fertility. Living room, bathroom, toilet
Blue Calming, relaxing and healing Can be used on any rooms except workout areas.
Green Relaxing, Good for the eye Home office, any rooms
Yellow Stimulates mental activity Study areas, and activity rooms

*Note: the effects of colors listed here are based on a study conducted by psychologists. Effects can differ from person-to-person. The list would just serve as a guideline.

  • The furniture – furniture must be selected with minimalism in mind. It should be efficient and must only occupy a small space. Its color should blend with the scheme. Avoid using antique furniture as it would not fit into a modern home.
  • Windows – modern house’s windows are designed to allow an apt amount of light in. The frames of the windows are made from aluminum and sometimes wood.
  • Textures, Shapes and Patterns – clean, simple and straight lines are recommended. The same goes with patterns and shapes. The idea is that straight lines and shapes have a very simple appearance. Curves are avoided except when used to highlight the aesthetics of certain areas.
